Identifying Square Footage Source (June 2026) 

 

In CVR MLS, if the square footage source is anything other than Per Tax, the listing agent must provide substantiation supporting the square footage provided.  This only applies to resale listings. 

 

Substantiation can be a sketch, appraisal, floor plan, or any other document that shows the square footage value displayed on a listing. Any form of documentation that you have to support the square footage must be uploaded to the listing supplements to keep your listing in compliance.  Please also confirm what documentation is acceptable under your firm’s policy with your broker. 

 

If you use an appraisal report, you only need to include the page or section that is relevant to the square footage. Please do not upload the entire appraisal report and redact any information that is not needed for square footage substantiation. We also ask that the document display the square footage plainly for agents viewing your listing.  

 

On the Listing Information tab of the Residential Input Form, there is a section where you will enter the square footage information. Remember: Total Finished Area is the field that is syndicated and displayed. 

 

There are options for the Square Footage Source such as Per Appraiser, Per Builder, Per Owner, or Other. If you choose anything other than Per Tax, you must upload supporting documentation to the listing supplements.  

Supplements can be added right after you’ve submitted your listing by clicking Add Supplements from the Input Succeeded screen.  

 

This rule is in place to ensure that the information entered into the MLS is accurate, reliable, and verifiable.
