Why is CVR MLS partnering with REIN?

CVR MLS believes this strategic relationship will greatly benefit our MLS users.  By mutually exchanging listing data within our native Matrix systems, our brokers and agents will have broader exposure for their listings and have a wider geography of listing information available to them to support their clients and customers. 

What does this mean for the CoOp with Chesapeake Bay and Rivers?

CVR MLS will continue its longstanding relationship with CBRAR.  CVR MLS users will have access to CBRAR and REIN in addition to native CVR MLS listings.  The availability of the three MLSs listing information within our Matrix database will provide our users with a wide collection of Central and Southeast Virginia listing information.

What types of listings are going to be shared?

The MLSs will be sharing residential listings (single family, townhouse/condo, lot/land and multi-family) and rental listings for active, pending and sold statuses. 

Since REIN does not have a Coming Soon status in their market, CVR MLS Coming Soon listings will not be included in the data share.  Additionally, no commercial or non-Virginia listings will be included in the data share. 

What area of Virginia does REIN cover?

REIN serves the Tidewater, Hampton Roads and Southeastern Virginia area including Newport News, Norfolk and Virginia Beach. 

Are any of REIN’s North Carolina listings included in the share?

No, only Virginia listings will be shared in the data share.

Can I enter a listing that technically falls into REIN’s territory?

Yes, CVR MLS provides tax information for all Virginia jurisdictions so you may enter a listing for any part of the Commonwealth of Virginia in CVR MLS. 

Am I required to use a REIN form when engaging in a transaction on a REIN listing?

Both CVR MLS and REIN provide their respective users with a transaction forms library.  There is no mandated template for listing agreements and purchase contracts in Virginia, so there is no requirement for use of one form over another.  We recommend you consult your broker on proper form compliance.

How do I search for a REIN listing?

REIN’s listings are integrated into our CVR MLS system, so any of your search criteria that matches a REIN listing will automatically appear in your search results.  REIN listings will also have a prefix of “REIN” before the MLS number, so it will be clear that the listing is originally sourced from REIN’s system.

Why am I not getting any results when I use the area field to search for REIN listings (like Virginia Beach – Area 132)?

We recommend that you use either County/City or the map function to perform searches in the REIN area.  While MLS staff was very successful in matching most fields between the systems, not every field could be mapped appropriately.  MLS Area was one of the fields that did not map well from system to system. 

I’m a member of both MLSs.  Can I enter a listing in both systems?

Participants/Subscribers who are users of both REIN and CVR MLS may enter listings into both systems. We encourage you to enter the listing into only one of the systems to avoid duplication.  Should a duplicate listing violate compliance standards or data integrity, each MLS reserves the right to remove duplicate listings from its system with prior notice to the listing agent. 

Can I co-list a property with a REIN agent?

Yes, now that REIN and CVR MLS are data partners, you may enter a co-list property with a REIN agent into CVR MLS.  If you are using a REIN, or other non-CVR MLS listing agreement, please include CVR 125 – Non-CVR MLS Listing Agreement Addendum with your listing documents.  You may refer to CVR Rule 5.32 for a full explanation of the parameters.   

Since REIN is on a different lockbox system, how are they going to access our lockboxes? 

REIN uses the Supra lockbox system.  CVR agents may grant REIN agents lockbox access through SentriConnect or by providing a one-day code through the SentriKey app.  REIN agents may also grant you a one-day code (or similar) through their lockbox system, as well.

Will REIN listings be available in MLS Touch and OneHome?

Yes, but it is expected that it may take a few days for the listings to populate into these tools. We expect listings to be available in MLS Touch and OneHome by October 4th. 

Are there any differences I should be aware of?

The real estate market in REIN may be very different from what you are used to.  If you intend to practice down in the REIN area, consult with your broker. 

Additionally:

  • There may be additional disclosure requirements in the REIN market, such as AICUZ.  Familiarize yourself with any additional disclosure obligations for the property.  
  • Agents use a different lockbox system, so you may need a one-day code to show a listing. 
  • REIN has its own forms library, so REIN agents will more than likely be unfamiliar with CVR MLS contracts. 
  • Not all REIN users use Showingtime, so scheduling and coordinating listing appointments may require some direct communication.
