Data Consumer Tier Overview 

This overview explains the CVR MLS data feed tier structure, including the monthly fee associated with each tier and the general criteria used to assign data consumers to a tier. The tiers support consistent and transparent administration of CVR MLS data feed access based on the consumer’s use case, scale of access, licensing footprint, and potential data distribution risk. 

The monthly fees reflect the relative administrative, compliance, support, and data-risk burden associated with each tier, including the number of licensing agreements, the scale of public display, and the breadth of data use. 

When more than one criterion could apply to a data consumer, CVR MLS will assign the consumer to the highest applicable tier unless otherwise approved by CVR MLS management based on documented specific operational or contractual reasons for a different assignment. 

CVR MLS will determine real estate traffic, agreement count, and Active agent counts upon each request of service, including additional data license agreements for new customers of existing vendors or expansion of services under an existing data license agreement.  CVR MLS reserves the right to reassess those metrics at renewal, upon a material change in use, or upon request by the data consumer.  The ownership is not taken into consideration in the determination of a website or product’s definition 

Tier 0 ($0 monthly) 

Intended for:  

  • Integrations required for essential CVR MLS technical operations, compliance, or interoperability functions. 

  • Products, platforms, and services that are billed outside of Trestle. 

  • Broker feeds (listing office listings only). 

  • Test, development, and utility feeds. 

Use Case:  

  • Public display outside of broker feeds is not permitted.  

  • Redistribution or commercial use of data in this tier is not permitted. 

 

Tier 1 ($45 monthly) 

Intended for: 

  • Brokerages with under 25 active CVR MLS participants and subscribers using data for internal operations or a single brokerage website.  

  • Consumers of rental feed data. 

  • Feed is not intended for vendors or third-party service providers.  

Use Case:  

  • Brokerage use only 

  • Back-office and public-facing, brokerage-branded sites. 

  • Sites may not be National Portals (as defined herein) 

Tier 2 ($250 monthly) 

Intended for: 

  • Brokerages with 26-99 active CVR MLS participants and subscribers using MLS data to power internal dashboards, client portals, external websites and tools, and back-office systems. 

Use Case:  

  • Brokerage direct access to back-office and public-facing feeds. 

  • Brokerages with National Portals may be considered, assuming consumer traffic metrics do not place the site within the top 10 national real estate websites based on SimilarWeb figures. 

  • Redistribution of listing data is not permitted beyond a brokerage’s own listings. 

  • Feed is not intended for vendors or third-party service providers.  

  • Usage is restricted to brokerage use. 

Tier 3 ($300 monthly) 

Intended for: 

  • Website vendors, CRMs, and other data-driven technology providers serving brokerages with 100 or more CVR MLS participants and subscribers.   

  • Vendors and technology providers with 1-49 CVR MLS data license agreements. 

Use Case:  

  • Used for back-office and public-facing feeds. 

  • Public display for client-branded sites. 

  • Data re-syndication is not permitted. 

 

Tier 4 ($500 monthly) 

Intended for: 

  • Vendors with 50+ CVR MLS data licensing agreements. 

  • Brokerages who operate a National Portal 

  • Brokerages with 101+ active CVR MLS agents and brokers. 

  • Brokerages or Vendors who use CVR MLS data in any external artificial intelligence products, machine learning tools, automated valuations tools, data enrichment services, predictive analytics, large-language models or other AI-enabled products and services 

Use Case: 

  • Used for back-office and public-facing feeds. 

  • Usage that presents an elevated level of data use, distribution, compliance, or oversight risk due, as determined by CVR MLS.   

  • Sites ranked among the top 10 real estate websites by traffic, based on SimilarWeb figures. 

Definitions:  

  • Active agents: Currently active and licensed real estate agents and brokers with an active subscription to CVR MLS 

  • National Portal: A consumer facing portal, listing search platform, or website available for consumer consumption/viewing that displays real estate listing data from markets outside the Commonwealth of Virginia 

  • Redistribution and re-syndication: Any activity that makes CVR MLS listing data available to another party, platform, website, application, or service outside the scope of the approved agreement, whether by data feed, display, download, API, or other transfer method 

  • Vendor is any third party that is authorized by a CVR MLS participant to receive, access, process, store, display, distribute, analyze, enhance, transmit, or otherwise use MLS data in connection with a data feed, data license, software product, platform, integration, service, or other approved business purpose.
